Advice on a Venue Please

Hello Friends
I am in an awkward situation....In December i have organised a 36hr fishing fest in aid of the 'RNLI' and the first venue is supposed to be 10 hrs @ Jacobs Ladder, Sidmouth.
However i went there on friday night and the wind blew up a beautiful Bass surf but no good at all for bottom fishing as lines were dragging and weeding up rather badly.... I need a new venue now as that will not be very succesful i dont think.
I was thinking exmouth dock end car park but need to know what the score is there and what is being caught from there please.
Any other idea's would be most appreciated but must be fairly accessable to road and no cliffs to climb as we are going fully loaded with tents, cooking equiptment, logs etc etc so wont be travelling light.
